A view of the community park. |
04/22/2008 6:15:00 PM The main park area is located east of Parmer Lane on Avery Ranch Boulevard. It includes a pool, multiple sports courts, playscapes and acres of lawn for both active and passive recreation.

Pool Enclosure at the Park |
04/23/2008 9:57:00 AM The community pool is set within an elegant and private enclosure. It's the focal point of the community park.

The community pool |
04/23/2008 9:57:00 AM The pool itself is large enough to swim laps, or comfortable enough for a lazy and cooling dip. The pool deck offers lots of shade.
The Golf Course Clubhouse |
04/23/2008 9:57:00 AM Another community focal point is the clubhouse at the golf course. It's open to all - no membership needed. Breakfast and lunch are served daily. There are some special Friday dinners. The clubhouse terrace offers views of the lake, the wedding pavilion, and the 18th green. A new waterfall ferature is under construction.

The Lakeside Pavilion |
04/23/2008 9:57:00 AM Many weddings are held in this gorgeous setting overlooking the lake. Sunsets from here are a treat for the eye!

15613 Prestancia - Front |
04/23/2008 9:57:00 AM This is the front of the home. It features a blend of traditional brick and native Texas limestone. The house is set so that it provides shade for the back yard in the afternoon and evening. The trees in front provide shade for the formal living room and study at the front of the home.
The Entry Foyer |
04/23/2008 9:57:00 AM This view shows the entry foyer as seen from the top of the stairs. The study is to the right of the door in this photo. The formals are to the left. Note the tile floor. It extends into the Family Room, kitchen, and breakfast room.
The Formal Living Room |
04/23/2008 9:57:00 AM The formal living room is at the front of the home. The maple floor reflects the light that comes in from the windows.
The Formal Dining Room |
04/23/2008 10:23:00 AM The formal dining room is adjacent to the formal living. It shares the same maple floor. Together they make for a bright, inviting setting.
The Study |
04/23/2008 10:23:00 AM Across the entry foyer from the formal living room is the study. The entry is an elegant glazed French Door. Light streams in from the window facing the front yard. This is a wonderful setting for working at home!
The Family Room |
04/23/2008 10:23:00 AM The family room is downstairs and open to the kitchen. This view is taken from the kitchen. The windows look out over the back yard. The fireplace provides a focal point, yet the layout provides wall space for even a big flat screen TV.
The Family Room |
04/23/2008 10:23:00 AM This view shows the family room as seen from upstairs. This room is actually a double height. It's a soaring space that makes for comfortable surroundings. The kitchen and breakfast room can be seen behind the sofa.
Kitchen and Breakfast Room |
04/23/2008 10:23:00 AM This panoramic shows the kitchen and breakfast room. The bay shaped dining area looks out over the back porch. Maple cabinets, granite counter tops, and halogen lights give the kitchen an elegant character.
Kitchen Island |
04/23/2008 10:23:00 AM This view shows the kitchen island. It's ample size holds the sink and an eating/serving counter. This layout makes for cozy informal family meals, and for easy entertaining. The suspended halogen lights provide soft ambient lighting.
The Master Bedroom |
04/23/2008 10:23:00 AM This panoramic shows the master bedroom. The windows overlook the back yard. It's a private room, set off from the family room by a small hallway that also provides access to the half bath.
The Master Bathroom |
04/23/2008 10:23:00 AM The master bathroom has the convenience of a separate tub and shower. Large tiles with inlaid detail make for easy care as well as elegance. The vanity has dual sinks.
The Back Porch |
04/23/2008 4:12:00 PM Outside the breakfast room door is the back porch. There's ample room for a table and umbrella. The nicest feature of the back yard is that the house shields it from the afternoon sun. This means that you can enjoy time outside in the shade, protected from the hot Texas sun!
The Back Yard |
04/23/2008 4:12:00 PM This panoramic view shows the size of the back yard. It's one of the deepest in the Brookside section of Avery Ranch. Huge in comparison to the average yard. The trees provide lots of very welcome shade! There's room here to play, to enjoy cooking out, and to relax. There's room for a pool without giving up any other activity in exchange. The size of the yard and the shade combine to make for a very desirable property. It's one of the big upgrades that this home offers.

Upstairs Bedroom |
04/23/2008 4:22:00 PM This is one of the three upstairs bedrooms. The windows look out over the back yard.

Upstairs Bedroom |
04/23/2008 4:22:00 PM A pano of another of the upstairs bedrooms. This one has a small hallway inside that has been decorated with a little bulletin board visible inthe left foreground. The window looks out over the front yard.

Upstairs Bathroom |
04/23/2008 4:22:00 PM This is a view of the vanity area of the shared bathroom upstairs. It is shared with direct access from the two bedrooms in the preceding pictures.
The Guest Room |
04/23/2008 4:22:00 PM Currently used as a guest room, the third upstairs bedroom has its own bathroom. Having a second bathroom upstairs means that the three bedroms don't have to share a single bathroom. This means no waiting to use a bathroom, as well as privacy for both family members and guests. The window looks out over the front yard.
The Game Room |
04/23/2008 4:22:00 PM The upstairs game room. Currently the better part of the upstairs game room is set up as a classroom. It isn't for home schooling - it's because a young daughter dreams of becoming a school teacher. This is her dream classroom. Having the room to give to her was a major factor in choosing this home for the current owners. They were able to set it up as a full-time room, making their little girl's dream that much better!
The Game Room |
04/23/2008 4:22:00 PM Another view of the agme room shows more of its size. It's a big room! Big enough for the classroom and some other activities. The windows look out over the back yard and let in lots of light. Because these windows face the shaded side of the home they do not get direct sun in the afternoon. This makes for a space that doesn't pick up lots of heat from the windows.
The Media Room |
04/23/2008 5:10:00 PM The media room was recently finished out. It includes wiring for surround sound. Its current use is as a rehearsal space for business presentations. The door to the left leads to a walk-out attic space. Handy for storage without having to use folding stairs!
The Media Room |
04/23/2008 5:10:00 PM Another view of the media room. This view shows the door that leads in from the upstairs corridor. There's plenty of space here for theater seating and a big screen.

Ground Floor Plan |
04/23/2008 5:10:00 PM This is a drawing of the ground floor. Note how little space is wasted in this design.
Upstairs Floor Plan |
04/23/2008 5:10:00 PM The plan of the upstairs level. The two story spaces over the entry foyer and the family room let in lots of light, and provide a pleasing central focus to the space.

Kids Pool and Spa at Park |
04/23/2008 5:10:00 PM For those long, lazy summer evenings, head over to the community pool. The kids' pool also has a spa for soaking while the kids play. It's just a short drive from the house - and close enough to walk. It's just a couple of blocks.
15613 Prestancia is your new home, waiting for you in Avery Ranch!
